Privacy Notice · Effective March 1, 2026 · v1.0
Your data, in plain English.
We collect what we need to match you to a home that actually fits your life. We never sell it. We never use it for advertising. And under the Texas Data Privacy and Security Act, you have full control over what we keep.
Who we are
Mo is a property matching platform licensed to Momentus Real Estate Group. We help real estate agents find the right homes for their buyers by understanding buyer preferences, lifestyle, and decision-making style.
What we collect
- Contact information. Name, email, phone number.
- Lifestyle preferences. Weekend activities, entertaining habits, outdoor activities, pet ownership.
- Decision style and priorities. How you make decisions, home priorities, research approach, biggest concerns.
- Life stage. Family size, children's ages, timeline.
- Financial information. Budget range, pre-approval status, down payment, monthly comfort.
- Property preferences. Locations, types, size, features.
- Veteran status. Military branch, service details, VA loan eligibility (if applicable).
- Showing feedback. Property ratings, emotional responses, room-by-room impressions.
How we use it
- Buyer profile assessment. We read your responses to understand how you decide and match you with properties that fit how you think, not just what you need.
- Property matching. Your preferences and profile are scored against available properties to find the best fits.
- Agent briefs. We generate guides so your agent knows how to best serve you.
- Email communications. Property match notifications and market updates tailored to your style.
- Improving accuracy. Your showing feedback helps us refine future matches.
We never sell your data. We do not use it for advertising. We do not share it with third parties outside your brokerage.
AI processing
Mo uses artificial intelligence to assist real estate agents. We use Anthropic's Claude Haiku 4.5 large language model to read your intake, build your buyer profile assessment, score property matches, and draft the briefs and emails your agent reviews before anything reaches you.
What we send to the AI:
- Your intake responses (lifestyle, decision style, life stage, property preferences, financial range, veteran status if you provide it)
- Property data from the MLS feed that's relevant to your search
- Your showing feedback when you provide it
- Hashed internal identifiers (never raw IDs)
What we never send to the AI:
- Raw email addresses, phone numbers, or payment information
- Any data tied to protected class (race, color, religion, sex, national origin, disability, familial status, or any other class protected by fair housing law)
- Anything outside the matching scope
Our AI sub-processor. Anthropic, PBC processes the data Mo sends through their API under a data-processing addendum. They do not train models on customer prompts or completions. They do not retain data beyond what is required to deliver the response.
Your right to human-only review. You can ask for human-only handling at any time. If you would rather your agent run the search manually, that option is always available. You can also request deletion of your buyer profile assessment and any AI-generated material at any time. We will respond within 45 days as required under TDPSA.
For the full statutory context, see our TREC Disclosures page under "Artificial intelligence and Texas law."
Who sees your data
- Your assigned agent. Sees your full profile, matches, and briefs.
- Brokerage administrators. Can access buyer data for management and compliance.
- Mo system. Processes data for matching and recommendations.
Your data is not visible to other buyers, other agents outside your brokerage, or any external parties.
How we protect it
- All data is transmitted over encrypted connections (HTTPS / TLS).
- Authentication is required for all access to buyer data.
- Role-based access control limits who can view and manage data.
- Buyer identifiers are hashed (SHA-256) in compliance and analytics logs.
- All compliance actions are logged in an immutable audit trail.
Your rights under TDPSA
Under the Texas Data Privacy and Security Act, you have the right to:
- Access. Request a copy of all personal data we hold about you.
- Delete. Request that we erase your personal data.
- Export. Receive your data in a portable format (JSON).
- Withdraw consent. Revoke your consent at any time, which stops future data processing.
To exercise any of these rights, ask your agent or contact your brokerage. They can process your request through the Mo dashboard. We will respond within 45 days as required by law.
How long we keep it
We retain your data for the duration of your active buyer relationship with your brokerage. If you withdraw consent or request deletion, we scrub personally identifiable information from our system while retaining anonymized records for compliance and audit purposes.
Changes to this notice
If we make material changes to this privacy notice, we will update the version number and effective date above. Your agent will inform you of any changes that affect how your data is used.
